Each month we break down the RMLS Market Action Report to help Portland area homeowners and buyers understand what’s actually happening in the market. The Portland Metro Residential Market Action Report is a monthly snapshot provided by RMLS, the regional database where real estate agents list homes across the area.
While October didn’t bring any major shifts in Portland’s real estate market, it did continue the seasonal slowdown we've come to expect this time of year:
Inventory increased 2.4% to 4.3 months
Median sale price remained unchanged at $545,000
Total market time decreased 1.5% to 67 days*
*Total market time reflects only listings that transitioned from active to pending during the reporting month. Homes that were withdrawn or canceled after extended time on the market are not included.
A Note on Inventory Levels: Portland has once again reached 4.3 months of inventory, a level we haven't seen since September 2012. That's a notable shift and a clear sign that the market is continuing to rebalance.
So, is Portland's real estate market "crashing"? No, it's normalizing. After several years of what felt like a perpetual Black Friday shopping spree, we're now starting to see a more balanced market. Buyers have more breathing room, sellers face more competition, and conditions are moving closer to historical norms.
Notes for Buyers
Affordability and opportunity should be top of mind this season. Increased inventory and longer market times are creating more room to be patient, strategic, and selective. The slower fall and winter months can also offer advantages, with fewer buyers competing for the same homes and sellers who may be more motivated to negotiate.
With mortgage rates remaining relatively steady, we're seeing other market conditions begin to ease the pressure buyers have faced in recent years. Historically low inventory and the urgency to jump into bidding wars are no longer defining every transaction. You have more opportunities to take your time, explore your options, and negotiate favorable terms.
Start by getting your finances in order and connecting with a lender to understand your current buying power. From there, refine your wish list, fine-tune your home search, and start watching the market. The more prepared you are, the better positioned you'll be to recognize and act on the right opportunity when it comes along.
Notes for Sellers
Portland's real estate market has been shifting over the past year, with those changes becoming increasingly apparent in recent months. The good news? Sellers can absolutely still win in this market, it just takes the right strategy.
In a market with more available homes, making a strong first impression is essential. Properties that are priced competitively, thoughtfully prepared, and professionally presented will have a distinct advantage. The days of naming your dream price and counting on multiple offers simply because your home is on the market are behind us.
Success starts well before your listing goes live. That means developing a strategic pricing approach, understanding how your home compares to the competition, and investing in the right preparations to help it stand out. Every detail matters when buyers have more choices, and a well-positioned home can still attract strong interest and deliver an excellent result.
Inventory levels are a leading indicator of market strength. This metric is calculated by dividing the total number of active listings at the end of the month by the number of homes that sold during the same period.
The inventory level for September was 4.3 months, meaning that if no new homes came on the market, it would take 4.3 months for all existing inventory to sell at the current pace of sales.
The median sale price for September was $545,000, representing:
No change from last month
A 0.9% increase compared to October 2025
Lake Oswego / West Linn maintained the highest median sale price in the Portland Metro area at $775,000.
West Portland: $644,800
North Portland: $495,000
NE Portland: $582,500
SE Portland: $507,500
