How to Prepare Your Home to Sell

Thinking of selling your home? Before the “For Sale” sign goes up, we’ve outlined some key considerations to help get your home in tip-top shape for pre-listing, photography and videography, and showings. 


 
Pre-listing Preparation

Prior to listing, we conduct a thorough consultation with our sellers. Fully understanding the uniqueness of your property is crucial to developing an effective go-to market strategy. We cover four main areas during your consultation to ensure your home makes a lasting and impactful impression on potential buyers:

(1) In-Person Home Evaluation: By addressing minor issues before they become major problems, you make your home more appealing to potential buyers and can help avoid last-minute negotiations and repairs.

(2) Home Staging: We work with professional staging services to develop a plan to utilize your existing furniture and art and/or bring in additional pieces to optimize your space. We may also opt for virtual staging in post-production. 

(3) Content Day Preparation: First impressions are made online, meaning your home needs to look its best not only in-person, but digitally as well. 

(4) Pricing Strategy: Pricing your home correctly is the most critical component of marketability. We’ll invest significant time and resources to ensure we’re going to market at a price that fulfills your financial goals while attracting the largest pool of eager, qualified buyers.

Get Your Home Ready for Photos and Video

We spoke with Erik Eagon, an accomplished Portland-based photographer and videographer from EHE Productions, to give us some of his top tips for getting your home ready for stand-out listing photos and videos.
 
1. Get your windows cleaned
“You’d be surprised at how dirty a seemingly clean window can photograph. Windows are a significant investment and you don’t want any dirt or smudges (which could be perceived as mold or leaks) to deter buyers.”
 
2. Make a space look staged, even if it’s temporary
“Some rooms are furnished for practicality, but buyers are usually drawn to staged, purposeful spaces. If you’re not staging your home consider temporarily removing or repositioning your existing furniture to optimize its visual appeal.”
 
3. Smooth out your linens
“Give your bedrooms a polished, hotel-grade look by ironing or steaming all pillow shams and bedspreads. The clean lines will enhance the look of the space.”
 
4. Give a single look to each room
“Over the past few years many of us have created make-shift work from home offices or gyms in non-traditional spaces like our kitchens, dining rooms, and living rooms. While extremely practical, it dilutes the specific designation of a room.”
 
5. Bring in the light
“Open all of your curtains and shades and turn on all interior/exterior lights. More light will get you brighter, truer color visuals. Make sure all of your light bulbs are the same temperature and replace any burned out bulbs.”

Preparing Your Home for Showings

Now that your home is officially on the market with beautiful listing visuals, it’s time for buyers to experience your property in-person. If you’re remaining in your home through to closing, we recommend establishing a quick daily pick-up and cleaning routine to limit clutter and mess.
